This architecturally unique historic mixed use building enjoys an excellent Class A corner location in Boston’s downtown Liberty Square. It offers office tenants an environment that combines a taste of “Old Boston” with decorative fireplaces and large floor-to-ceiling windows with amenities usually reserved for only the largest tenants in modern high-rise office towers. A terrific location accessible to public transportation, parking, restaurants and shopping the building’s rents were significantly below market providing an excellent opportunity to increase rents as 25% of tenant space was scheduled to be renewed or rolled over in the first two and one half years after the acquisition.
Value Added Strategy
Upon purchasing the property we brought in an excellent new management team and undertook selective renovations. After positioning the building for new tenants or for rent bumps for those renewing their leases we were able to upgrade the tenant base by taking advantage of the wide diversity of financial service, professional and technology companies that desire a presence in downtown Boston. Having accomplished the foregoing we sold the property.
